ANDREW WEISS as a general contracting executive has
successfully managed the construction of everything from
luxury condominiums and hotels to affordable housing,
banks, medical centers, offices and retail outlets, principally
in the New York metropolitan area. The total contract value of these projects exceeds $1,900,000,000 over the past
37 years. His expertise spans a wide range of construction
methods: Poured in place concrete, steel frame, curtain wall,
bearing wall masonry with concrete plank deck, as well as
traditional wood frame construction, from buildings of a
single story to 450 foot tall skyscrapers. His experience in
the renovation of existing structures ranges from gut rehabilitation of brick walk-up buildings to the addition of extra
stories to existing Landmark and high rise buildings. He has
completed every project he has ever worked on.
AC Hotel Developers, owned by the two brothers, has been
developer or co-developer (and part owner) of ten completed
nationally franchised and boutique hotels in New York, the
first of which, a Wyndham Garden Hotel, was completed in
Manhattan in 2008. The hotels, ranging in size from 47 keys
to 280 keys and from 7 to 33 stories, were built by the Weiss’
construction company, Flintlock Construction Services LLC.
Andrew Weiss works together with the entire development
team- the owner, architect bank engineer and other project
professionals to assure that the goal of timely building completion, within the budget, is achieved. Successful achievement
depends on Flintlock’s policy of hands on management by the
Weiss brothers. Either Andrew or Chip, in addition to a Flintlock project manager and superintendent, personally attend
each weekly project meeting with the development team. This
policy can be maintained as the company does not undertake
more than 7-10 projects at one time.
Under Andrew Weiss’ leadership, Flintlock Construction
Services, LLC, the successor company to a family construction/development business spanning four generations, became a pioneer in large scale nonunion/ open shop construction in New York City, particularly in Manhattan. As the real
estate market in New York began an unprecedented boom
in the year 2000, land prices skyrocketed. Condominium developers with project sellouts of less than 40 million dollars
found that the cost of land acquisition combined with union
construction costs left them with no bottom line. Starting
with a single project in Manhattan’s trendy Tribeca neighborhood, Andrew Weiss and Flintlock built a network of
resources from concrete to cranes that enabled Flintlock to
succeed where others had failed in building without the excess expense of union wages and work rules that had stymied other construction companies.
Today, Flintlock is a recognized leader in New York City
construction, contracting up to 150 million dollars per building. In 2024, Flintlock has 5 projects under construction or
pre-construction with a combined contract value of more
than 300 million dollars.
Flintlock’s surety is the Chubb Group of Companies, and
Flintlock is bondable up to the limits of its bonding line.
